Dear Sirs: On March 27, 2003, we observed the site located on at 3402 Copper Spring Drive. The site had been final graded. There was some snow (up to one-half foot) within the lot. In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots throughout the site. Please refer to the attached elevation sheet. Based on our observation and the attached surveyed information, the site appeared to drain away from the building. The eastern side of the lot drains easterly to a drainage swale between this lot and the adjacent lot (Lot 11) which runs southerly to Copper Spring Drive. The area north of the building does not appear to have a high point as the original design shows (see attached copy of grading plan of this lot). Instead, the north side of the lot drains northerly and northwesterly. As the adjacent lots to the east and the north are under construction (as well as utility construction in the utility and drainage easement), it is not clear if the grading around the northern and northeastern boundaries will be as designed and how they will ultimately effect this site. The northwest corner of this lot is not as steep as the design. The western side of the lot drains westerly. It should be noted that the drainage swale to the west of this lot does not appear to be constructed. There was deeper snow and standing water in this area. The southern side of the lot drained southerly to Copper Spring Drive. The design shows a small drainage swale in the southwest corner of the lot, however due to the snow, it was unclear if this swale exists. As the survey shows, the northeastern and southeastern property corners appear to be similar as that designed. The southwestern property comer appears to be about 0.14 feet higher than design. The northwestern property comer elevation appears to be higher than designed (the spot elevation in this corner could not be read from the proposed fineal grading plan). However, this might change once the swale to the west is constructed. Otherwise, the existing grading appears to follow the proposed grading.
