Dear Sirs: On September 4, 2003, we observed the site located at 5757 Round Rock Court. The site had been final graded. In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots throughout the site. Please refer to the attached elevation sheet. Based on our observation and the attached surveyed information, the site generally appeared to drain away from the building except as noted below. The southern side of the lot drains southerly to a drainage swale between this lot and the adjacent lot (Lot 10) which is directed southeasterly to Round Rock Court. Likewise, the northern side of the lot drains northerly to a drainage swale between this lot and the adjacent lot (Lot 12) that also runs southeasterly to Round Rock Court. The eastern portion of the lot (the front of the building) drains southeasterly to Round Rock Court. The northeast lot corner is about 0.18 feet lower than design. The western side of the lot behind the house is flatter than designed. The northwestern lot corner (elevation 13.44) is lower than the design elevation (13.7). However, from a visual observation, this northwestern area looks higher than the southwestern lot corner. This could be a result from recent grading/landscape work noted below or because the comer stake is offset slightly from the grading at the corner. The area behind the house slopes northwesterly away from the house but is then very flat and is higher than the design swale elevations. There is no defined swale behind the house. However, as shown in the photos attached, the path of the recent rain activity was still apparent and it appears that the rain was directed around the house although a small amount of ponding was evident. Otherwise, the existing grading appears to follow the proposed grading. It should be noted that a person working on an adjacent Lot 12 house landscaping (along the Lot 11/12 property boundary) noticed that the previous weekend's rain produced significant rain to wash some dirt from the northern swale and the northeastern corner of the house onto the sidewalk east of the house. This dirt has since been moved back. Therefore, the actual ground elevations along the northern property boundary and in front of the house may be different than those noted on the survey. The top of foundation elevation is approximately 0.05 feet less than the design elevation. Our recommendations were based on our observation on the date noted above.
