Collins, Colorado 80522 Re: Lot 52, Block 10, Fossil Lake P.U.D., First Filing 3282 Rock Park Drive; Fort Collins, Colorado Dear Jay, This letter serves as final certification for the above referenced address according to the requirements of the Stormwater Utility in the Stormwater Building Permit Notice for this address and dated 08/19/2002. Certifications include the items noted on the Stormwater Building Permit Notice and are as follows: • Grading certification • Swale certification • Finished floor elevation certification • Property lot corner elevation certification • Lowest building opening elevation certification The original grading plan for this site was prepared by DSDA Residential of Denver, Colorado. We have visited this site on several occasions. On our initial visit, it was noted that the structure provided had a walk -out / walk-up condition. Rear foundation wall heights met garden level conditions. Field shots were provided at the initial visit and it was determined that runoff from the rear of the house could not simply sheet flow to the open space areas without lot specific grading modifications. Note that the subdivision grading plan did not necessarily accommodate a garden level condition. Due to the above described constraints, Shear Engineering Corporation has developed a modification to the site specific grading plan. The initial grading design modification was presented to the Homeowner's Associated and denied due to two (2) points of discharge to the open space area. The plan was further modified to allow a single discharge point from the lot to the open space area. Given the size of the house, the proximity of the structure to the property lines, the walk -out / walk-up condition of the basement, and the fixed elevations of the open space tract that borders this lot on the southern and eastern sides, sheeting into the open space tract could not be achieved. Due to the constraints noted, the slope of the rear yard swale will be approximately 1.26%. The swale will be incorporated into the landscape plan and will not be sodded. 4836 S. Also in conformance with the site specific grading plan for this site prepared by DSDA Residential and modified by Shear Engineering Corporation. A copy of the site specific grading plan (with modifications) is attached for your immediate reference. Field shots, which were obtained by Shear Engineering Corporation, are noted on the site specific grading plan. Also attached is a copy of that portion of the Grading, Drainage and Erosion Control Plan from the subdivision utility plans, of which this site is a part. This is for reference only.
