Date of Survey: 11/10/04 Fort Collins Benchmark(s): Temporary Benchmark - Back of Walk at SE Corner of Lot Dear Mr. Barber: On behalf of our client, Mr. Dean Barber, we would like to submit to you a lot grading certification letter for Lot 48, Block 10 of the Fossil Lake P.U.D. First Filing project. This lot was constructed with a two-story, stone & wood, single-family residence with basement. Northern Engineering has reviewed the as -constructed elevations provided by a field survey crew. The residence on Lot 48 was constructed with a finished floor elevation of 4905.66 and a minimum opening elevation (MOE) of 4903.50. The proposed minimum top of foundation elevation for this lot was 4904.0. While the Engineer does not have knowledge of the constructed difference between -finished floor and top of foundation, it is safe to assume that the actual top of foundation is at or above the approved elevation. Attached for your convenience are copies of the approved grading plan, and an exhbit showing the as -constructed elevations (handwritten) for Lot 48. Based on the surveyed grades, the lot appears to be in compliance with the approved grading plan. Sufficient fall -exists away from the building to provide proper drainage. The high points on the sid lot lines make the lot function as a `B' lot per plan. The nearest detention pond to Lot 48 is Detention Pond 2, located south of Lot 48. The designed 100-year water surface of this pond is.4890.84.
