Mountain Avenue Fort Collins, Colorado 80521 Re: Drainage Certification for Lot 37, Block 7, Fossil Lake PUD Fir_ sfFil ng_% Dear Lisa, We recently performed an as -built survey for the above -referenced lot (3195 Twin Heron Court) to verify whether its grading met the approved grading and drainage plan. Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The first floor elevation is 4914.81, which is 1.8 feet higher that the design top of foundation elevation of 4912.9. The final grade around the house ranges from 4912.6 to 4913.1, which is consistently lower than the finished floor elevation. The grading for the lot provides for positive drainage away from the house. It appears that there are no irregularities in the grading of the drainage channel (no humps or low spots). It is our recommendation that the CO for Lot 37, Block 7 be released since the Builder graded the lot to meet design drainage patterns. If you have any questions, please call.
