During our on -site observations. our representative measured the as -built elevations at the lot sidm, comas, window wolla, top of foundation, areas adjacent to the residence and the drainage swale . Based on our observations, and the information available to this office, the majority of the slopes and elevations are in general conformancewith the "Grading andErosion Control Plan"byNorthern Engineering Services, Project Number 9812.00FLF, dated April 20, 1999. However, ourrepresentative noted two (2) areas which either had less dean one percent (<1 %) slope or exhibited nuisance ponding, plcuc rcfor to SCA As -Built Grading Elevations. AREA # 1: The first area is located in the vicinity of the northwest portion of the back yard and a portion of the north property lime. This area has less than one percent slope and may exhibit nuisance ponding during periods of significant precipitation. The lack of slope, in this area, is mitigated by the larger lot size and available area for the runoff flow to infiltrate into the soils. AREA 42: The second area is located along the south property line, on line with the southeast garage. This area exhibited indications ofnuisancepondingand has existing fencing and landscaping which makes regrading this area very problematic. This area is also mitigated by the large lot size and is adjacent to open space. In our opinion, these areas will probably exhibit nuisance ponding and could be landscaped with this in mind, however, we recommend the areas be rc-graded to a slope of at least one and one-half percent (I Y: %). It is our opinion that the subject lot, as graded on the above date, should not interfere with offsite flows unless the grades are changed or barriers are created such as fences, garden terracing, sidewalks, and/or any landscaping which may change the established flowpattemsbydiverting orsiowingnmoffflow. Backfill adjacent to theresidencemay settle overtime and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must be monitored and maintained to ensure that runoff will flow away from the foundation. The grades measured were compared only to the requirements shown on the above referenced grading plan. Other minimum grading requirements which maybe specified in the soils report or by other construction documents are beyond the scope of this report.
