Mountain Avenue - Fort Collins, Colorado 80521 Re: Drainage Certification for Lot 22, Block 7, Fossil Lake PUD, First Filing Dear Lisa, We recently performed an as -built survey for the above -referenced lot (3288 Twin Heron Court) to verify whether its grading met the approved grading and drainage plan. Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The final grade adjacent to the garage is 4904.6; the garage floor elevation is 4905.00. The final grade around the remainder of the house ranges from 4903.8 to 4906.1;. which is sufficiently below the first floor elevation of 4907.43. The grading for the lot provides for positive drainage away from the house: the west side of the house drains south toward Twin Heron Court; the front of the house drains either to Twin Heron Court (and then to a sidewalk culvert) or directly to the drainage channel that flows northeast along the southeastern property line; the backyard drains east toward the drainage channel. It appears that there are no irregularities in the grading of the drainage channel (no humps or low spots). It is our recommendation that the CO for Lot 22, Block 7 be released since the Builder graded the lot to meet design drainage patterns. If you have any questions, please call.
