Spot elevations were checked at pertinent locations and, compared to the grading plan. The enclosed drawing shows these as - built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides..The final grade adjacent to the garage is 4904.9; the garage floor elevation is 4905.21. The final grade around the remainder of the house ranges from 4902.3 to 4905.0; which is sufficiently below the finished floor elevation of 4905.57. These elevations compare favorably to the. elevations shown in the grading plan (top of foundation at 4905.8 and finished floor elevation at 4906.76). . The intended drainage patterns are met by the grading on this lot: the grading for the lot provides for positive drainage away from the house, but also allows the front.yard to drain northwest to Twin Heron Court and the back of the lot to drain south and east the adjacent open space tract, as shown on the grading plan. , It is our recommendation that the CO for Lot 20, Block 7 be released since the Builder graded the lot to meet design drainage patterns.
