Dear Mr. Klein:
On August I I, 2006 grading elevations were measured at the above referenced site. Please refer
to the attached sheet that indicates these elevations. At the time these elevations were
documented, the finished grades around the structure appeared to be in general compliance with
the plot plan by Tuscany Custom Homes, dated October 19, 2005 that was approved by the City
of Fort Collins_
It is important to provide and maintain positive drainage away from all foundation walls and
exterior concrete flatwork at all times. A minimum flowline gradient of 1.5% is recommended
for all drainage swales. Future landscaping (raised planters and berms) that may impede or
divert the established drainage paths should be reviewed and approved prior to installation.
Irrigation systems and plants that require significant watering should not be installed within 5
feet of the foundation and should be located outside of all back -fill zones. Downspout extensions
should remain in the down position to direct roof runoff away from foundation walls and
window wells.
Sometimes, the backfill around foundation walls consolidates or settles. If this occurs, these
areas should be filled as soon as possible to restore drainage away from the foundation.
Particular attention to maintaining adequate drainage characteristics around basement window
openings is essential_ All surface water is to flow rapidly away from all foundation walls,
window wells and exterior concrete Ilatwork.
