Fox 270952 N 5Zm2 eaa, e0 90527 (970) 493-2809 5W (970) 495- 9735 July 3, 2003 City of Fort Collins Stormwiter Utility 700 Wood Street Fort Collins, CO 80526 RE: Drainage Certification for Lot 9, Block 7, Fossil Lake P.U.D., Second Filing, City of Fort Collins, County of Larimer, State of Colorado (aka 3420 Copper Spring Drive). Dear Sirs: On July 3, 2003, we observed the site located on at 3420 Copper Spring Drive. The site had been final graded. In addition to our observation, Absolute Surveying obtained spot elevations at numerous spots throughout the site. Please refer to the attached elevation sheet. Based on our observation and the attached surveyed information, the site appeared to drain away from the building. The western side of the lot drains westerly to a drainage swale between this lot and the adjacent lot (Lot 10) which runs southerly to Copper Spring Drive. The area north of the building (the back yard) does appear to have a high point as the original design shows (see attached copy of grading plan of this lot). As the adjacent lots to the east and the north are under construction (vacant lots), it is not clear if the grading around the northern and eastern boundaries will be as designed and how they will ultimately effect this site. It should be noted that the drainage swale to the cast of this lot does not appear to be constructed, however, the design plans shows a berm being constructed on Lot 8. When Lot 8 is developed and the berm is constructed, the drainage patterns should be maintained as design. As the survey shows, the property corners appear to be similar to the design elevations. The finish floor elevation is approximately 2 feet higher than the design elevation. Our recommendations were based on our observation on the date noted above. U�u1wUU�.
