RE: Drainage Certification for Lot 6, Block 13, Fossil Lake P.U.D., Second Filing, City of Fort
Collins, County of Larimer, State of Colorado (aka 3527 Green Spring Drive).
Dear Sirs:
On March 26, 2004, we observed the site located on at 3527 Green Spring Drive. The site had
been final graded. In addition to our observation, Absolute Surveying obtained spot elevations at
numerous spots throughout the site. Please refer to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site generally appeared to
drain away from the building except as noted below. The eastern side of the lot drains easterly to
a drainage swale between this lot and the adjacent lot (Lot 5).which runs northerly to Green
Spring Drive. Likewise, the western side of the lot drains westerly to a drainage swale between
this lot and the adjacent lot (Lot 7) that also runs northerly to Green Spring Drive. The northern
portion of the lot (the front of the building) drains northerly to Green Spring Drive. The southern
side of the lot generally drains in northeasterly direction.
The back of the lot appears to be at a lower elevation than the design. The southwest property
corner appears to be only 0.1 feet less than design (92.9' versus 93.0') but the southeast property
comer is 0.48 feet less than design (91.72' versus 92.2'). Therefore, the back of the lot is flatter
than the design. There is one small flat area near the concrete pad at the back of the house. It
appears the drainage swale east of the building is fairly flat, as the survey shows with the 91.00',
90.98', and 90.75' elevations. However, the swale flowline elevations are lower than the ground
next to the building by about 1.5 feet. The western swale also is flatter than design, but has more
slope than the eastern swale.
The top -of -foundation elevation given by Absolute Surveying is 93.02, which is 0.28 feet lower
than design. The finished floor elevation (94.42') is approximately 1.4 feet higher than the top -
of -foundation elevation.
Otherwise, the existing grading appears to follow the proposed grading.
Our recommendations were based on our observation on the date noted above. The geotechnical
report was not provided to us for this site. We therefore cannot determine if the site has been
graded according to the geotechnical report.
