RE: Drainage Certification for Lot 3, Block 3, Fossil Lake PUD Second Filing, City of
Fort Collins, County of Larimer, State of Colorado (aka 3314 Muskrat Creek Drive).
Dear Sirs:
On August 21, 2008, we observed the site at 3314 Muskrat Creek Drive. The site had
been final graded, however there were several piles of dirt and sand. In addition to our
observation, Frederick Land Surveying, Inc., obtained spot elevations at numerous spots
throughout the site. Please refer to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site appeared to
drain away from the building and conforms to the approved Drainage Plan. The
northwest and western side of the lot drains westerly to a swale located on the westerly
lot line and then onto Muskrat Creek Drive. The area northeast of the building drains
easterly into a drainage Swale between this lot and the adjacent lot (Lot 4) which drains to
Muskrat Creek Drive. The front of the lot drains directly onto Muskrat Creek Drive. .
The Top of Foundation elevation given by Frederick Land Surveying, Inc. is 10.0 feet.
The design elevation of the top of foundation was given as 09.60 feet.
The site does appear to conform to the Grading Plan — Sheet 8 of 58 — of Fossil Lake
P.U.D., Second Filing — prepared by Northern Engineering Services, Inc., dated 4/30/01.
The entire lot is located within the same basin. Therefore, the site appears to conform to
the Drainage Plan — Sheet 14 of 58 — of Fossil Lake P.U.D., Second Filing — prepared by
Northern Engineering Services, Inc., dated 4/30/01.
Our certifications were based on our observation on the date noted above. The
geotechnical report was not provided to us, therefore we cannot determine if the site has
been graded according to the geotechnical report.
