Good morning Dan,
We acknowledge and accept the deficiencies listed in the Atwell drainage certification report. Our experience
from and after acquisition on December 1, 2014 is the site drains well in practice. It drains very well in all
rain conditions. It is more sensitive than some to snow removal and stacking. Accordingly, we have modified
our snow plowing practices to minimize these local deficiencies in order to manage drainage in all weather
conditions.
Thank you for your attention to this project and your assistance in bringing this issue to a close.

I had a chance to review the certification today and everything looks to be in order from Atwell. As mentioned in their
certification letter, several deficiencies from Fort Collins’ criteria were found on the site; however, the site will drain in
general intent of the original site designs.
Per our previous discussions, I am willing to accept the certification despite these deficiencies, but need your
acknowledgement and acceptance of the as‐built conditions. Please respond to this email or provide separate letter
with acknowledgement and acceptance, and I will get this closed out ASAP – your response will be added to the
certification file and the $2500 escrowed in 2014 will be returned to the appropriate party.
Please let me know should have any questions about what is needed at this point or about the escrow return.
