October 16, 2005 Jay Barber City of Fort Collins 700 Wood Street Fort Collins, CO 80524 Fax:221-6619 Mr. Barber, This letter and attached information is provided to certify that the Phase 1 (Lot 4) drainage improvements at Eastgate P.U.D. Lots 4 and 5 described below have been constructed in substantial conformance with the approved plans dated November 10, 2004. All elevation information is based on surveys completed by RJL Surveying (10/12/05). A site visit was also completed on 10/13/05. This certification includes the following improvements: • The offsite pond was not certified. • The Phase 1 (Lot 4) building finished floor is 0.02' above the design elevation. • The Phase 1 building was constructed 3' closer to the northwest property line (shown on the attached drawing), therefore the parking stalls against the building are 20' deep rather than 17' deep. • A concrete pan (shown on the attached drawing) was added along the northwest property line to facilitate drainage on that side of the building • Per a site visit, the metal sidewalk culverts have been constructed. • The curbs on site appear to be in substantial conformance to the grading plan and convey runoff to the off site pond or to Riverside Avenue. • The landscape areas have been sodded or otherwise planted per the approved plans. In general, based on the site visit and the information provided by RJL Surveying, the runoff from the site will be conveyed to an acceptable release point.
