Box 2425 Loveland, Colorado 80539 Project No. 1067-27-05-01 Gentlemen: We have measured the relative elevations for the over lot grading at Lott,-B(ock 7, Fossil Lake Ranch, (3251 Kingfisher Court) Larimer County , Colorado. During the investigation, we me�4d elevaiions-at-th-d lot -Sides and comers, top of foundation. ation, lowest opening, and the drainage swales on the east and west sides of the subject lot. Our representative noted that the observed elevations for the southwest and southeast property comers were approximately three -tenths to five tenths of a foot (0.3'-0.5') higher than indicated on the Grading and Erosion Control Plan for this subdivision. Our representative also noted that the observed grades adjacent to the west side of the garage portion of the subject residence was approximately seven -tenths of a foot (0.7') lower than indicated on the Grading and Erosion Control Plan. The observed elevation for the grade break in the vicinity of the center of the backyard was approximately eight -tenths of a foot (0.81 lower and the top of foundation elevation was approximately two -tenths of foot (0.2') higher than indicated. Based on our observations, and the information available to this office, the slopes and elevations as measured, with the above noted exceptions, are in general conformance with the intent of the Grading and.Erosion Control Plan completed by Northern Engineering Services, Job Number 9812.00FLF, dated, April 2, 1999. Please refer to the copies of the As -Built Grading Elevations, the Grading and Erosion Control Plan for further information. Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows unless the grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoffflow. Backfill adjacent to the residence may settle overtime and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away from the foundation.
