Mountain Avenue Fort Collins, Colorado .80521 Re: Drainage Certification fo(Lof7; Block 4, Fossil Lake PUD,.First Filing 1 Dear Lisa, We recently performed an as -built survey for the above -referenced lot (3225 Shallow Pond Drive) to verify whether its grading met the approved grading and drainage plan. Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. The first floor elevation is 4913.41, which is 0.4 feet lower than the design elevation of 4913.85. The final grade around the house ranges from 4910.4 to 4911.6, which is consistently lower than the design finished grade of 4912.2. The grading for the lot provides for positive drainage away from the house. It appears that there are no irregularities in the grading of the drainage channel (no humps or low spots). It is our recommendation that the CO for Lot 7, Block 4 be released since the Builder graded the lot to meet design drainage patterns.
