Dear Lisa,
We recently performed an as -built survey for the above -referenced lot (5926 Falling Water,
Drive) to verify whether its grading met the approved grading and drainage plan. Spot
elevations were checked at pertinent locations and compared to the grading plan. The enclosed
drawing shows these as -built elevations, which have been rectified with the datum used for the
approved site grading plan.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The house has a walkout
basement, with the front portion of the house draining west to Falling Water Drive and the rear
portion of the house draining to the east property line. The first floor elevation is 4913.32, which
is 2.1 feet higher than the designed top of foundation elevation of 4911.1. The final grade
around the remainder of the house ranges from 4910.8 to 4904.9.
The grading for• the lot provides for positive drainage away from the house. It appears that there
are no irregularities in the grading of the drainage channel (no humps or low spots).
It is our recommendation that the CO for Lot 3, Block 5 be released since the Builder graded the
lot to meet design drainage patterns. If you have any questions, please call.
