RE: Overlvt Grading at Lot 37, Block 2, Fairbrooke Tract "A", (2721 IIolly Street); Port Collins.
Colorado
Gentlemen:
We have measured tltc ielative elevations at the above referenced address. During the investigation,
we urcasuird elevations at the lot sides and corners, top of foundation, and the drainage swalc on
the east side of the subject lot.
Our representative noted that the residence to the east of the subject lot (Lot 38, Block 2) was under
constntction at the time of our investigation. The residence to the south of the subject lot (Lot 36,
B)ut;k 2) was complete with landscaping and a fence in place at the time of our investigation. Based
on our observations and the information available to this office, the slopes and elevations aa;
measured are in substantial conformance with the F1IA grading plan completed by Northern
Engineering Services, Job No. 9435.00, dated September 25, 1995.
Furthermore, it is otu opinion that the subject lot, as graded, should not interfere with otl`site flows,
nor cause runoff to flow into another residence unless the grades are changed or barriers are created
such as; fences, garden terracing, sidewalks and/or any landscaping which may change. the
established flow patterns by diverting or slowing runotfilow. Backfill adjacent to the res.idenrp. may
settle over time and allow ponding to occur around the foundation walls. .UP. bar.kfill adjacent to
the residence must be monitored and maintained by the homeowner to encore that runoff wil I flow
away from the foundation.
