RE: Overlot Grading at Lot 34, Block 2, Fairbrooke Tract "A", (I TM kio,ily Way), Fort Collins,
Colorado
Gentlemen:
We have measured the relative elevations at the above referenced address. During the investigation,
we measured elevations at the lot sides and comers, top of foundation. and the drainage Swale ,
which begins in the vicinity of the southeast portion of I he residence and flows down either side of
Q1e subject lot.
Our representative noted that the residence to the north of the subject tut (Lot 35, Block 2) was
complete and the overlot grading appeared to he finished at The lime of our investigation. The
residence to the east of the subject lot (I..nt 41,13lock 2) was complete wish landscaping and a fence
in place ut the time of our investigation The residences to the south of the subject lot were in
Fairbrooke Heights mid were complete with landscaping in place at die time of our investigation.
Based on our observations and the information available to this ufficc, the slopes and elevations ns
measured are in substantial conformance with the FHA grading plan completed by Nortliern
Engineering Services, Joh No. 9435.00, dated September 25, 1995.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows,
nor cause runot3 to flnw, into another residence unless the grades arc changed or barriers are created
such as; fences, garden terracing, sidewalks and/or any landscaping which may chvtge the
established flnw patterns by diverting ur slowing runoff flow. Backlill adiacent to the residence m<ry
settle over time and allow ponding lu ucuur around the foundation walls. The backfill adjacent to
the residence roust be monitored and tuaintained by the homcoviner to ensure that runciff will tlow
away from the foundation.
