Colorado Gentlemen: We have mcitsured the relative elevations at the above referenced address. During the investigation. we mcil urcd elevations at the lot sides and corners, top of foundation, and the drainage Swale, which (,egins in the vicinity of the southwest portion of the back yard and flows down either tide ofthe subject lot. our representative noted that the residence to the northwest of the subject lot (Lot 27, Block 2) wG5 rnmplete and the grading appeared finished at the time of our investigation. The residence to the northeast urthe subject lot (Lot 28, Block 7.) was under construction at the time of our investigation The tesidcncc to the south of the subject lot (Lot 30. Block 2) was Complete and partially landscaped at the time of our investigation. The homeowuci of the residence at Lot 30 Block 7. had removed a substantial portion of the soils at the bsvk yard area in order to place a retaining wall In ghat area, it is our understanding that the proposed homeowner of the subject lot will build a similar retaining wall on his lot also. The rcsidenccs in the existing subdivision to the west of the subject lot had a fence in place at the tinic of our investigation. Based on onr observations and the information available to this off ice. the -lopes and elevations as measurrd are in substantial conformance with the MIA grading plan corttpleted by Northern Engineering Services. Job No. 9435.00, dated September 25. 1995. furthermore, it is onr opinion that the subject lot, as graded, should net interfere with offske flows, ,tor cause runoff F to flow into another residence unless the grades are changed or barriers arc created such as; ii:nces, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by di miting or slowing runoff flow Hackfill adjacent to the residence may settle over time and the foundation walls. The backfill adjacent to the residence must he allow punting to occur around monitored and maintained by the homeowner to ensure that runoff will flow away from the foundation.
