During the investigation. we measured elevations at the lot sides and corners, top of foundation, lowest opening, the dralnage swalcs on the east and south sides of the subject lot. Our representative noted that the grade break on the west side of the subject lot allowed runoff floe' u, reach the sidewalk to the north and the Swale to the south. The swale on the south side of the subject iot allowed runoff flow to reach the sidewalk to the east. 'fhc residence to the west of the subject lot (Lot 27) was complete with landscaping and fettcirrg in place, and the lot to the south of the subject lot (Lot 29) was complete and graded at the tints of our investigntion. Based on our observations. and the information available to lltis office. the slopes and elevations as measured are in substantial conformance with lire FHA grading plan completed by Northern krigineering Services, Job Nurnbc: 9435.00. dated 9/25198. Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows, nor cause runoff to now into another residence unless the grades arc changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Backfill adjacent to the residence may settle over time and allow ponding to occur around the foundation walls.
