we measured elevations at the lot sides and corners, top of foundation, the concrete pan atthe north 6&01,, Ifi�
side of the subject property, and the drainage swale which begins in the vicinity of the southwest T,,,
portion of the residence and flows to the north and south sides of the subject lot. dkb "_1 w t
Our representative noted that the subject lot was situated between two (2) existing fences on the west
and east sides and that flow had been established away from the residence. The concrete part on theq
north side of the subject lot did not appear to be affected by construction activities on the.property.
Adjacent residences did not appear to be affected by the runoff flow from the subject lot. However, 10�
minor pondiag was noted primarily on the west side of the subject lot. The drainage swale which
flows around the west side of the lot was not established at the time of our investigation. Based on
our observations and the information available to this offrce, the slopes and elevations as mmsurcd
for the drairage Swale and at several locations around the subject lot are not in substantial
conformance with the FHA grading plan completed by Northern Engineering Services, Job No.
9435,00, dated February 20,1995.
At the time of our inspection, areas of the subject lot were muddy from previous rains, making
overlot grading difficult to impossible. Therefore, it is our opinion that the residence may be safely
occupied, but the lot must be graded as soon as possible in order to correctly establish the drainage
swale for the subject lot. It has been our experience that lots which are not graded in a timely
manner are often landscaped before the corrections can be made, increasing costs and causing
friction between contractors and homeowners.. We also recommend that the swale be reinspected
before final acceptance of the grading is issued..
