This letter serves as final certification for the above referenced address. Certifications include the
items noted below:
• Grading certification
• Swale certification
• Finished floor elevation certification
• Property's lot corner elevation certification
• Lowest building opening elevation certification
A formal, lot specific grading plan was not prepared by this office. It was prepared by Terry
Winegard of Winegard Design and is attached for immediate reference. For reasons unknown to
Shear Engineering Corporation, the minimum finished grade requirement on the lot specific
grading plan prepared by Teary Winegard was set at 90.30 for portions of the house. The Final
Utility Plans for Fossil Lake P.U.D. require a minimum finished grade of 92.2.
We have visited the site on several occasions. Grading was not complete at our initial visit.
Direction was given for certain modifications which were required to obtain compliance with the
lot specific grading plan. At the south east corner of the residence, the retaining walls for the
walk-up / walk -out condition were constructed with a elevation of 90.42 at the top of wall. To
maintain the standard minimum two percent (20/*) positive drainage away from the residence,
several grading changes were directed by Shear Engineering Corporation. Although the finished
grade does not meet the minimum finished grade of 92.2 according to the Final Utility Plans for
Fossil Lake P.U.D., our directives do provide for finished grades which meet generally accepted
grading design criteria.
Grading modifications were provided as directed. All fiscal grading is now complete, functions
properly and teceraft meets the intent of the original subdivision grading and drainage design
according to the Final Utility Plans for Fossil Lake P.U.D. by Northern Engineering; Northern
Project No. 9812.00; Larimer County Engineer approval date 05/19/99, the site specific grading
plan prepared by Winegard Design and the direction of Shear Engineering Corporation.
Attached is a copy of that portion of the Grading, Drainage and Erosion Control Plan from the
subdivision utility plans, of which this site is a part. This is for reference only. Also attached is a
copy of the site plan. Field shots, which were obtained by Shear Engineering Corporation, are
noted on the site plan.
