Dear Jay,
We recently performed an as -built survey for the above -referenced lot to verify whether its.
grading -met the approved grading and drainage plan. Spot elevations were checked at
pertinent locations and compared to the grading plan. The enclosed drawing shows these as -
built elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and
there is positive drainage away from the building on all sides. The final grade adjacent to the
garage is 4914.2; the garage floor elevation is 4914.57.. The final grade around the remainder
of the house ranges from 4914.8 to 4915.0; which is sufficiently below the finished -floor
elevation of 4916.72. These elevations compare favorably to the elevations shown in the
grading plan (top of foundation at 4915.7 and finished floor elevation at 4916.68).
The intended. drainage patterns are met by the grading on this lot: the grading for the lot
provides for positive drainage away from the house, but also allows the back yard to drain north
to Twin Wash Square as shown on the grading plan.
It is our recommendation that the CO for Lot 10, Block 6 be released since the Builder graded
the lot to meet design drainage patterns. If you have any questions, please call.
