Re: Drainage Certification for Lot 1, Elbrader Subdivision
Dear Jay,
We recently surveyed Lot 1 of the Elbrader Subdivision (1519 Cedarwood Drive) to verify whether the
grading met the intent of the approved grading and drainage plan. Spot elevations were checked at
pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built
elevations.
In general, the lot and building meet the requirements of the grading and drainage plan and there is
positive drainage away from the building on all sides. The intended drainage patterns are met by the
grading on this lot: the front (north and east) part drains to Cedarwood Drive, and the rear (south and
west) side drains offsite to the south to the adjacent property (following the historic flow direction). The
first floor elevation matches the planned elevation of 5110.25. The ground elevation around the house
varies from 5108.4 to 5109.0. The spot elevations show a minimum slope away from the house of 1 %
(0.40 feet over 40 feet) and adequate fall from the building to the street and the rear drainage swale.
It is noted that at the time of this letter, a sidewalk chase located in the northeast corner of the property
has not yet been constructed, but will need to be prior to your approval for a Certificate of Occupancy.
This sidewalk chase will provide a positive.outfall from the north side of the property to Cedarwood Drive.
Additional drainage design considerations were addressed in a letter to Mr. Glen Schlueter by Ayres
Associates on July 10, 2002. The grading plan was prepared so as to not cause an adverse impact of the
flooding of the adjacent property to the south, and to protect the residence from flooding due to a 100-
year rainfall event. The spot elevations show that the as -built grading meets the design intent, specifically
that the northeast portion of the property drains east to Cedarwood Drive and that the storage volume is
not decreased sufficiently to cause an adverse impact. Also, the letter recommended a minimum opening
elevation of 5107.5. The as -built survey indicates a minimum opening elevation of 5108.75.
It is my recommendation that the Certificate of Occupancy for Lot 1 be released upon construction of the
sidewalk chase at the northwest corner of the property since the lot has been graded to meet design
drainage patterns. If. you have any questions, please call.
