Box 2425 Loveland, Colorado 80539 Project No. 1067-27703-01 Gentlemen: We have measured the relative elevations for the over lot grading at Lot 2, Block 5, Fossil Lake Ranch (5930 Falling 3 Water, Drive) L_arimer_County_, Colorado. During the investigation, we measured elevations at the lot -sides and corners, top of foundation; lowest opening, and the drainage swales on the north and south sides of the subject lot. our representative noted that the observed elevation forthe top of foundation was approximately nine -tenths ofa foot (0.9') higher than indicated on the Grading and Erosion Control Plan for this subdivision. The grade breaks for the swales on the north and south sides of the subject lot allowed runoff to flow to the sidewalk west and the overflow swale / open space east of the subject lot. Based on our observations, and the information available to this office, the slopes and elevations as measured, with the above noted exception, are in general conformance with the intent of the Grading and Erosion Control Plan completed by Northern Engineering Services, Job Number 9812.00FLF, dated, April 2, 1999 and the Storm Sewer Line 11, & 42 Plan & Profile, lob Number FLF; 9812.00, dated April 20,1999. Please refer to the copies of the As - Built Grading Elevations, the Grading and Erosion Control Plan and the Storm Sewer Line 11, & 42 Plan & Profile for further information. Furthermore. it is our opinion that the subject lot, as graded, should not interfere with ofisite flows unless the grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any landscaping which may change the established flow patterns by diverting or slowing runoff flow. Backfllladjaoenttothe residence may settle over time and allow ponding to occur around the foundation walls. The backfill adjacent to the residence must be monitored and maintained by the homeowner to ensure that runoff will flow away from the foundation. Thank you for consulting with us on this phase of the project. If you have any questions, please feel free to call. Sincerely, SCOTT, COX & ASSOCIATES Reviewed by: Iff rd .
