RE: Drainage Certification for Lot 1, Replat of Tract "A" Eastgate, First Filing, City of Fort
Collins, County of Larimer, State of Colorado.
Dear Sirs:
On February 8, 2006, we observed the site located on Lot 1, Replat of Tract "A" Eastgate, First
Filing. The site had been final graded and the landscape was completed. In addition to our
observation, Intermill Land Surveying obtained spot elevations at numerous spots throughout the
site. Please refer to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site generally appeared to
drain away from the building. The area north of the building drains north toward the curb and
gutter on Riverside Avenue. The south part of the building drains south to the curb and gutter
and then to the pan located at the southeast corner of the site. The area west of the building
drains either north or south depending on the location of the high points. There is a high point
located at the curb return near the southwest corner of the building. The high point was design to
be at the north end of the 3 foot concrete pan. The east part of building drains east towards the 2
foot concrete pan. Please refer to the pictures attached.
The finished floor elevation given by Intermill Land Surveying is 4943.94 feet, which is
approximately 0.01 feet lower than the design elevation of 4943.95 feet. The orifice plate
opening was measured to be 2 5/8" and the design of the orifice plate was 2 3/4". The required
volume is 511 cubic feet and the as built volume is 540 cubic feet. The emergency spillway is
not present, but if the pond were to be overtopped the water would flow south to the concrete pan
near the southern boundary.
The site does conform to the Final Grading Plan — Sheet 5 - of Lot 1, Replat of Tract "A"
Eastgate, Filing 1 prepared by Loonan and Associates dated 5/25/05 with the exception of the
high point location. The site does conform to the Drainage and Erosion Control Plan — Sheet 4 -
of Lot 1, Replat of Tract "A" Eastgate, Filing 1 prepared by Loonan and Associates dated
5/25/05 with the exception of the high point location.
