Dear Mr. Barber:
On behalf of our client, Drahota Construction Company, we would like to submit to you a lot
grading certification letter for Lot 7, Block 4 of the Eagle Cliffs project. This garden -level lot
was constructed with a two-story, wood & stone, single-family residence with a basement.
Northern Engineering has reviewed the as -constructed elevations provided by a field survey
crew.
The residence on Lot 7 was constructed with a finished floor elevation of 4925.74 (Garage FF =
4924.18 and Basement FF = 4915.96). The minimum opening elevation (MOE) of 4917.76
occurs at the rear stairway. The proposed top of foundation elevation for this lot was 4924.60.
While the Engineer does not have knowledge of the constructed difference between finished
floor and top of foundation, it is safe to assume that the actual top of foundation is well above the
approved elevation. Attached for your convenience are copies of the approved design elevations
and a sketch showing the as -constructed elevations (handwritten) for Lot 7.
The constructed finished floor is above the approved design elevation. Furthermore, the
surrounding lot grades are in close compliance with the approved grading plan. Sufficient fall
exists away from the building to provide proper drainage. The high points on the side lot lines
make the lot function as a `G' lot per plan. Lot 7 is not adjacent to any major drainage elements.
Runoff from the front of this lot is directed towards Condor Drive, and runoff from the rear of
the lot flows towards a grass -lined swale southwest of Lot 7, Block 4. No limits of 100-year
ponding encroach onto, or near, this lot.

ENGINEER'S STATEMENT OF COMPLIANCE:
This certification is signed and stamped by a professional engineer registered in the State of
Colorado. By signing this certification the engineer attests that to the best of his knowledge the
surveyed grading as shown in the enclosed certification is in compliance with the approved grading
plan for this lot and subdivision as shown on the approved final utility plans.
