I, Brian W. Shear , a Colorado registered professional engineer, verify that the above
referenced property in the City of Fort Collins, Colorado, has been inspected by me or an appropriately
qualified professional under my direct supervision, and verify 'that construction of all stormwater facilities and
grading is complete, and that the elevations and drainage patterns shown on the attached drawing(s) which
were developed from a survey performed on 12/10/2013 , accurately and truly depict the elevations
and drainage patterns as they existed on the date of the survey. Based on this information, 1 certify that
(check one):
❑ The elevations and drainage patterns of the lot/site are in substantial conformance with the City
approved drainage and grading plan for the property (information attached). SEE NOTE.
✓ The elevations and drainage patterns of the lot/site as measured are in general conformance with the
City approved drainage plan with exceptions (information attached). In my professional judgment the
elevations and grading of the lot/site as constructed are functionally adequate and equivalent to the
specifically approved drainage plan, and will

• During construction a step was added from the house to the garage and another step from
the house to the courtyard. All slopes near the garage and courtyard exceed the minimum
requirements and the grading still meets the original intent of the approved subdivision
grading plan.
• The east property line (bearing N20°55'19"E / length 44.91') was left at time of
development and was not completed according to the approved subdivision grading plan.
Note the 14.13' elevation on the approved subdivision grading plan at the property corner
adjacent to the Casita and the current elevation of the existing property corner pin, 13.55'.
The existing property corner pin is located in an existing turfed area. It is our opinion that
the as -built grading still meets the original intent of the approved subdivision grading plan.
