Dear Mr. Barber:
On behalf of our client, Drahota Construction Company, we would like to submit to you a lot
grading certification letter for Lot 6, Block 4 of the Eagle Cliffs project. This garden -level lot
was constructed with a two-story, wood & stone, single-family residence with a basement. A
detached outbuilding also exits on the lot. Northern Engineering has reviewed the as -constructed
elevations provided by a field survey crew.
The residence on Lot 6 was constructed with a finished floor elevation of 4925.20 (Garage FF =
4923.61 and Basement FF = 4915.59). The minimum opening elevation (MOE) of 4918.00
occurs at the rear stairway. The proposed top of foundation elevation for this lot was 4926.10.
While the constructed finished floor is slightly lower than the approved design, it is still high
enough for protective grading and proper drainage. Attached for your convenience are copies of
the approved design elevations and a sketch showing the as -constructed elevations (handwritten)
for Lot 6.
A subtle swale was constructed at the rear of the lot. The swale serves to intercept drainage and
protect the MOE. You will see on the attached sketch that there is roughly 7 3/16 inches of
vertical separation from the protective swale to the MOE at the rear stairway. This separation
must be maintained with final landscaping in order keep all drainage directed away from the
structure. All other surrounding lot grades are in close compliance with the approved grading
plan.

The high points on the side lot lines make the lot function as a `G' lot per plan. Lot 6 is not
adjacent to any major drainage elements. Runoff from the front of this lot is directed towards
Condor Drive, and runoff from the rear of the lot flows towards a grass -lined swale southwest of
Lot 6, Block 4. No limits of 100-year ponding encroach onto, or near, this lot.
ENGINEER'S STATEMENT OF COMPLIANCE:
This certification is signed and stamped by a professional engineer registered in the State of
Colorado. By signing this certification the engineer attests that to the best of his knowledge the
surveyed grading as shown in the enclosed certification is in compliance with the approved grading
plan for this lot and subdivision as shown on the approved final utility plans.
