This lot was constructed with a one-story, wood & stone, single-family residence with a walkout basement. Northern Engineering has reviewed the as -constructed elevations provided by a field survey crew. The residence on Lot 3 was constructed with a finished floor elevation of 4919.10 and a minimum opening elevation (MOE) of 4913.01. The MOE occurs along a concrete retaining wall built at the patio for the walkout basement. The proposed top of foundation elevation and MOE for this lot were 4917.90 and 4913.00 respectively. While the Engineer does not have knowledge of the constructed difference between finished floor and top of foundation, it is safe to assume that the actual top of foundation is well above the approved elevation. Attached for your convenience are copies of the approved design elevations as well as the as -built grades (handwritten) for Lot 3. The constructed finished floor is above the approved design elevation. Furthermore, the surrounding lot grades are in close compliance with the approved grading plan. Sufficient fall exists away from the building to provide proper drainage. The high points on the lot lines split the drainage down side lot swales within drainage easements. Lot 3 is not adjacent to any major constructed drainage elements. Runoff from the front of this lot is directed towards Nightingale Drive, and runoff from the rear of the lot flows towards the Block 3 swale and underdrain. Lot 3 is not within the limits of any 100-year ponding. ENGINEER'S STATEMENT OF COMPLIANCE: This certification is signed and stamped by a professional engineer registered in the State of Colorado. By signing this certification the engineer attests that to the best of his knowledge the surveyed grading as shown in the enclosed certification is in compliance with the approved grading plan for this lot and subdivision as shown on the approved final utility plans.
