Dear Mr. Barber:
On behalf of our client, Drahota Construction Company, we would like to submit to you a lot grading
certification letter for Lot 1, Block 3 of the Eagle Cliffs project. This lot was constructed with a one-story,
wood & stone, single-family residence with a walkout basement. Northern Engineering has reviewed the
as -constructed elevations provided by a field survey crew.
The residence on Lot 1 was constructed with a finished floor elevation of 4919.96 and a minimum opening
elevation (MOE) of 4911.17. A partially constructed concrete wall was surveyed at the basement's
walkout patio. Although still under construction the date of survey, the top of this wall had an elevation of
4913.74. Therefore, it is expected that the ultimate MOE will be approximately 4913.74
The proposed top of foundation elevation and MOE for this lot were 4918.30 and 4913.80 respectively.
While the Engineer does not have knowledge of the constructed difference between finished floor and top
of foundation, it is safe to assume that the actual top of foundation is well above the approved elevation.
Attached for your convenience are copies of the approved design elevations as well as the as -built grades_
(handwritten) for Lot 1.
The constructed finished floor is above the approved design elevation. Furthermore, the surrounding lot
grades are in close compliance with the approved grading plan. Sufficient fall exists away from the
building to provide proper drainage. The high point on the lot line splits the drainage down a side lot
swale within a drainage easement.
Lot 1 is not adjacent to any major constructed drainage elements. Runoff from the front of this lot is
directed towards Nightingale Drive, and runoff from the rear of the lot flows towards the Block 3 swale
and underdrain. Lot 1 is not within the limits of any 100-year ponding. However, the lot is located
adjacent to the Fossil Creek 100-year floodplain and buffer setback.

The following site photographs serve to document the improvements present the day the field survey was
performed.

ENGINEER'S STATEMENT OF COMPLIANCE:
This certification is signed and stamped by a professional engineer registered in the State of Colorado. By signing this
certification the engineer attests that to the best of his knowledge the surveyed grading as shown in the enclosed
certification is in compliance with the approved grading plan for this lot and subdivision as shown on the approved final
utility plans.
