supervision, and verify construction of all stormwater facilities and grading is complete, and the
elevations and drainage patterns shown on the attached drawing(s), which were developed from a
survey performed on August 5, 2013, accurately and truly depict the elevations and drainage patterns as
they existed on the date of the survey. Based on this information, I certify that (check one):

RE: Certification of Lot Grading for a House at 521 Edwards Street (a.k.a. Lot 4,
Block 14, Crafts Re -Subdivision), Fort Collins, Larimer County, Colorado
Dear Mr. Bennett,
This letter is meant as an attachment to the City of Fort Collins — Certification of Lot
Grading for the above mentioned site. The Exception box was checked on this
Certification for the following reasons. The subdivision was originally developed in the
early 1900's with some homes built as early as 1902. As such, there is no Grading Plan
for the subdivision.
This structure is located on a lot where the original structure was razed and the new
structure constructed. The new structure meets todays Industry Standards with six
inches of foundation reveal followed by a slope away from the structure. However, the
new structure is land locked with the side yard grading existing and established on both
sides. Therefore, side yard drainage could not be improved to meet today's standards
of 2% or better. Thus, there may still be potential for localized flooding if a major storm
