Drainage Certification for Lot-1,-Re.plat_ of'Lot No- 1 of Country Club Corners, Third Filing Dear Jay, We recently surveyed Lot 1 of the Replat of Lot No. 1 of Country Club Corners, Third Filing (Grease Monkey) to verify whether the grading met the intent of the approved grading and drainage plan. Spot elevations were checked at pertinent locations and compared to the grading plan. The enclosed drawing shows these as -built elevations. In general, the lot and building meet the requirements of the grading and drainage plan and there is positive drainage away from the building on all sides. Survey points were taken at location identical to proposed spot elevations at over 30 locations. Approximately half of these spot elevations exactly met the intended elevation. The remaining spot elevations varied from 0.04 feet higher than design to 0.7 feet lower than design. As a result, the intended drainage patterns are met by the grading on this lot: the west side drains west toward College Avenue; the south side drains south then east; the east side of the building drains east then north; and the north side of the building drains toward the northeast. The finished floor elevation of 79.65 is 0.05 feet lower than the design elevation. The service pits inside of the building are at elevation 4971.97, which is 1.27 feet higher than the design elevation of 70.70.. It is my recommendation that the Certificate of Occupancy for this property be released since the Contractor graded the lot to meet design drainage patterns. If you have any questions, please call.
