HomeMy WebLinkAboutLot Certifications - 10/07/2016 (10)October 5, 2016 Mr. Dan Mogen City of Fort Collins Storm Water Division 700 Wood Street Fort Collins, CO 80524 (970) 221-6700 Re: Grading Certification for 1903 Nancy Gray Avenue, Lot 11 Block 6 of the Spring Creek Farms North, Filing No. 4 Subdivision Dear Mr. Mogen, The purpose of this letter is to provide the grading certification for 1903 Nancy Gray Avenue, of the Spring Creek Farms North, Filing No. 4 Subdivision, located in Fort Collins, Colorado. Aspen Engineering reviewed the record survey, prepared by King Surveyors, with survey measurements dated September 29, 2016. Aspen also visited the project site on October 3, 2016, to visually observe grading within Lot 11 Block 6. Based on the provided record survey and visual observation, Aspen Engineering asserts that the proposed grading appears to meet the intent of the approved grading and drainage plan. Aspen is providing the following as the assessment of Lot 11 Block 6: 1) Grades along the north, south, east, and west property lines vary from approximately 0.50% to 2.48%. The 0.50% grade along the west property line is acceptable, as the area west of the residence sheets flows west and out to Adobe Drive. Grading around and adjacent to the residence appears to provide positive conveyance of runoff away from the residence in accordance with the approved grading plan. 2) The surveyed top-of-foundation (TOF) elevation for the residence is 50.3, versus the proposed TF of 50.23. 3) Aspen noted that downspouts are located on the southwest, southeast, and northeast corners of the residence, as well as an additional downspout on the east side of the residence.
