Not all elevations are within 0.2’ of the approved grading plans, but the drainage intent has been met without impacts to adjoining properties. 5. Near the front sidewalk and porch area, the grades away from house are 2% or greater, and because all roof drains are piped underground in this area, no adverse storm drainage effects should be encountered here. 11. It is industry standard to certify the grades prior to landscape installation. The landscaping was not complete at time of survey. Toll Brothers will complete front yard landscaping and the future owner will install the rear yard landscaping. 12. The site was not at the stage of “final clean-up” at time of as-built survey for the drainage certificate.
