This letter serves as final certification for the above referenced address according to the
requirements of the Stormwater Utility in the Stormwater Building Permit Notice dated
07/19/2001. Certifications include the items noted on the Stormwater Building Permit Notice and
are as follows:
• Grading certification
• Swale certification
• Finished floor elevation certification
• Corner lot elevation certification
• Lowest building opening elevation certification
Lot 20, Block 16, Craft Re -Subdivision is located at the northwest corner of the intersection of
East Pitkin Street and Peterson Street. This is an older lot in the Old Town area east of the
University. To our knowledge, there is no approved subdivision grading plan.
This was an existing developed site with an existing residence on the south portion of the lot and
an existing alley on the north side of the lot. The entire perimeter of the lot was fixed with
existing grades, limiting the options for additional grading for the two (2) new structures. Due to
the existing features of this site, the standard minimum two percent (2%) grade could not be
achieved at the rear of the residence structure and detached garage along the west boundary of
the lot. Valley pans for were not originally specified on the lot specific grading plan and were not
provided where 2% grades were not achieved. The finished condition of this lot was verbally
approved by City of Fort Collins Stormwater Utility staff on Tuesday, April 23, 2002.
We have visited the site on several occasions and find that all final grading is now complete,
functions properly and generally meets the intent of the site specific grading plan for this site
prepared by Shear Engineering Corporation and dated March, 2001; Shear Project No: 1788-09-
01. A copy of the site specific grading plan, which was prepared by Shear Engineering
Corporation is attached for your immediate reference. The site specific grading plan was
originally provided to you on 09/24/01 at the building permit stage. Field shots, which were
obtained by Shear Engineering Corporation, are noted on the site specific grading plan.
