Exceptions:
The northwestern portion of the site includes a small portion of the main swale and does not consist of a
flowline being greater than 2%. The grade is a minimum of 1.3% and will still match the intent of the
design. A couple localized grades adjacent to the residence do not meet the 5% slope minimum;
however, there is positive drainage away from the units adequate to convey runoff to the intended
location per the approved grading plan. The highest grade surrounding the building is below 6” in some
locations. These locations, however are not locations that have siding, but architectural stone
unsusceptible of adverse effects of a high grade. The as-built elevations are mostly within the 0.2’
tolerance however there are a few localized elevations that do not fall within that 0.2’ tolerance. None of
these elevation differences adversely affect the intent of the grading and drainage.
The builder did not install the sidewalk chase or the concrete pan as designated on the approved grading
plan. However, site drainage associated with this area was re-routed to the back of the lot towards the
south and conforms with the intent of the subdivision drainage plan. Therefore, the pan and sidewalk
chase are not necessary.
