Exception:
The survey for this site was completed on April 20th, 2016. It was originally intended to submit this
grading certification when all of Aspen Heights Phase IV grading corrections were complete. However,
the corrections got delayed because of snows and other unforeseen circumstances. The southeastern lot
corner does not match the overall grading elevations; however, grading intent is still met. The grades
adjacent to the residence do not meet the 5% slope minimum; however, there is positive drainage away
from the house adequate to convey runoff to the intended location per the approved grading plan.
x PROVIDE ADEQUATE DRAINAGE AWAY FROM THE
STRUCTURE, REFER TO THE SUBDIVISION GRADING PLAN
FOR ADDITIONAL REQUIREMENTS.
x RECOMMENDATIONS INCLUDE A 1 FT FALL IN THE FIRST 10
FEET ADJACENT TO THE RESIDENCE. THEN, 2% SLOPE
FROM THAT POINT TO THE PROPERTY LINE FOR
LANDSCAPED AREA.
x CONTRACTOR TO VERIFY ALL DIMENSIONS INCLUDING BUT
NOT LIMITED TO LOT LINES, SETBACKS, EASEMENT,
COVENANTS OR ANY OTHER REQUIREMENTS THAT MAY
AFFECT THE LOCATION OF THE HOME ON THE LOT. NOTIFY
ENGINEER OF DISCREPANCIES IMMEDIATELY.
x SET TOP OF FOUNDATION PER THE APPROVED GRADING
PLAN OR BY LOCAL CODE.
x LOCATE ALL UTILITIES AS REQUIRED BY COLORADO LAW
PRIOR TO ANY EXCATION AT THE SITE.
