Box 580 Fort Collins, CO 80522 Dear Basil, re: 3930 Automation Way - Lot 2 of Collindale Business Park Second Filing This lot was developed in 1994. The building was constructed and two thirds of the parking area was paved. The remainder of the parking lot is now to be paved. The new pavement area is about 4000 square feet, and the hardsurface of this new pavement was included in the developed runoff coefficient calculations in the 1994 drainage report. Detention for this site is provided by the existing ColUndale Business Park detention pond, which is located adjacent to the northerly . boundary of this site. A copy of the 1994 drainage report and of the approved plan is included. The new pavement will maintain the original drainage patterns proposed for this site. The runoff will be to the east into the existing drain swale with concrete trickle pan. Erosion control for the grading of the proposed parking area may be provided by the installation of 45 feet of silt fence along the east edge of the area to be graded. PREPARED BY STEWART & ASSOCIATES, INC. 103 SOUTH MELDRUM STREET FORT COLLINS, COLORADO 80521 303/482-9331 319/9¢ STORM DRAINAGE AND EROSION CONTROL REPORT LOT 2 OF COLLINDALE BUSINESS PARK, SECOND FILING SITE LOCATION AND EXISTING CONDITIONS: Lot 2 of Collindale Business Park, Second Filing, has a net area of 1.03 acres and a gross area of 1.17 acres, including one—half of adjoining Automation Way. The site is located on the east side of Automation Way and is approx— imately 200 feet north of Lowe Street. The site is located in the Fox Meadows Drainage Basin. The site is a part of the area included in the approved Drainage Report for Collindale Business Park prepared by Stewart and Associates in 1979. There is an existing detention pond which was constructed in 1979. This pond detains the difference between the 2—year historic runoff and the 100—year developed runoff for 34.4 acres of the Collindale Business Park site. The release from this pond is through an existing 24—inch pipe which flows east under Timberline Road and then on easterly through the Sunstone Swale. The required volume for this pond is 7.19 acre feet, and the available volume of the as —constructed pond is 7.89 acre feet. Lot 2 of Collindale Business Park, Second Filing, is located adjacent to the south edge of this existing detention pond, and runoff from Lot 2 will flow directly into the pond, per the 1979 report. The east half of Automation Way located along the westerly boundary of Lot 2 is existing construction which flows north approximately 300 feet to curb/inlets which drain into the existing detention pond. ` The detention required for Lot 2 based on 7.19 acre feet required for 34.4 acres equals 0.209 acre feet per acre; therefore, the Lot 2 detention requirement is (0.209) x (1.17) = 0.24 acre feet.. The provided detention is 7.89 acre feet for 34.4 acres equals 0.229 acre feet per acre. The detention provided in the pond is (0.229) x (1.17) = 0.27 acre feet. A copy of the overall Collindale Business Park plan, which was prepared for the 1989 report, is included with this report. The storm drainage procedures proposed for Lot 2 in this report comply with the 1989 report. The existing site is covered with vegetation and drains from southwest to northeast and into the existing detention pond. All public streets and utilities adjoining the site are existing. Runoff from Automation Way, which joins Lot 2 on the west, will not enter the site, and also runoff from the site will not flow to Automation Way. There is offsite drainage across Lot 2 from Lot 3, which joins Lot 2 on the south. DEVELOPED SITE: The site will be developed with a building, paved parking, and landscaped areas. The developed net site area of 44684 square feet will be 28640 square feet impervious and 16044 square feet landscaped, including 4240 square feet of probable future paved parking. The developed C will be 0.73, which is less than the developed C of 0.85 assumed in the 1989 Collindale Business Park Drainage Report. This developed C is based on the gross area of 1.17 acres which.includes one=half of Automation Way. Lot 2 of Collindale Business Park, Second Filing Page 2 The developed site is divided into three sub —basins which are the east one—half of Automation Way, the west 100 feet of the site, and the east 120 feet of the site. The east one—half of Automation Way drains north to inlets into the detention pond. The west 100 feet of the site is the front parking lot, and it will drain northerly into the existing detention pond. The east 120 feet of the site, which is the building and future parking area, will drain east into a drain swale which runs north along the east 20 feet of the site. This drain Swale will empty into the detention pond. There is also offsite flow from Lot 3 of Collindale Business Park which must be carried across Lot 2 in this drain swale. We have sized the Swale to carry the total developed 100—year runoff from Lot 3 in addition to the 100—year developed runoff from the east 120 feet of Lot 2. EROSION CONTROL: As construction begins on Lot 2, most of the site will be stripped and the building pad and parking lot grading will take place. Immediately following the grading, the concrete foundations, building slab and curbs will be installed. The small size of the site and the construction activities do not allow revegetation during the construction period, so sediment control measures to keep sediments from leaving the site shall be implemented. A silt fence and straw bale channel barriers shall be installed during the construction period, to remain until erosion is controlled by paving and landscape vegetation. The site is in a moderate wind erodibility zone, and the construction of curbs and foundations and the installation of rainfall erosion protection measures will provide the 200—foot barrier spacing required to prevent wind erosion. All storm drainage design and erosion control methods comply with City of Fort Collins Storm Drainage Design and Construction Standards. Phillip I.
