Dear Glen,
I have checked the as constructed drainage facilities at the "At Home
Professionals" site, and found.the drain pans and curbs to be in compliance
with the approved plan. However, a brick trash enclosurewas constructed across
the gutter of the curb at the southeast corner of the site. This curb and
gutter, which extends to the south property line of the site, is to pick up
storm runoff from 0.5 acres offsite and carry it to Lowe Street. To solve
the blocked gutter problem, bricks were removed from the walls of the trash
enclosure to provide 4 inch by 12 inch openings for water in the gutter to
flow through.
I am attaching'a calculation sheet which shows a flow of 1.12 cfs can
pass through the opening before exceeding the 6 inch gutter depth. This will
carry the 100 year offsite undeveloped flow and approximately the 2 year offsite
developed flow. Sheet 5 of the Lot 4 Collindale Business Park Second Filing
drainage report, which shows the calculation of these offsite flows, is also
attached. Larger flows will overflow around the west side of the trash
enclosure through the landscaped area, where the ground elevation has been
held down to allow for this overflow.
