RE: Drainage Certification for Lot 14, The Greens at Collindale P.U.D. Replat, City of Fort
Collins, County of Larimer, State of Colorado (aka Lot 14, 4014 South Lemay Avenue).
Dear Sirs:
On April 5, 2004, we observed the site located on Lot 14 of The Greens at Collindale P.U.D. at
4014 South Lemay Avenue. The site had been final graded. In addition to our observation,
Absolute Surveying obtained spot elevations at numerous spots throughout the site. Please refer
to the attached elevation sheet.
Based on our observation and the attached surveyed information, the site generally appeared to
drain away from the building except as noted below. The western side of the lot drains westerly
toward Lot 13. Lot 13 is currently vacant ground. The Grading Plan for The Greens at
Collindale P.U.D. by TST, Inc shows that there should ultimately be a swale between Lots 13
and 14, with a high point about midway to separate the flows that run northerly to the drainage
swale/pond and southerly to the private drive. From the survey information provided, the high
point appears to be near the northern face of the building and not at the midpoint. On the
southwest corner of the building, there is a downspout that outfalls to a sidewalk culvert that
outfalls westerly underneath the front porch patio wall, that may cause a little erosion at the
southwest corner of the patio wall if it is not landscaped. The eastern side of the lot drains
easterly toward Lot 15. As Lot 15 has not been final graded, the swale between the two
buildings is flat and does not drain to the north and south as the grading plan shows it should.
However, from the survey information provided, there appears to be a high point about midway
along the eastern property boundary and with the final grading of Lot 15, the drainage pattern
should be northerly and southerly (if Lot 15 is graded correctly). The northern portion of the lot
(the back of the building) drains northerly to the swale/pond. The back concrete porch pad
appears to have little soil surrounding it and should be landscaped as soon as possible to avoid
undermining the patio. The southern side of the lot (the front of the building) drains southerly to
the private drive.
The finished floor elevation given by Absolute Surveying is 85.87, which is 1.07 feet higher than
the design elevation 84.80.
Otherwise, the existing grading appears to follow the proposed grading.
Our recommendations were based on our observation on the date noted above. The geotechnical
report was not provided to us for this site. We therefore cannot determine if the site has been
graded according to the geotechnical report.
