RE Over Lot Grading. for Lot 42, Red Fox Meadows (1521 Haymarket Street) Fort Collins, Colorado
Gentlemen:
We have measured the relative elevations at the above referenced address. During the investigation, we
measured elevations at the lot sides -and comers, top of foundation, lowest opening, and the drainage swales,
on the east and west sides of the subject lot.
Our representative noted that the grade breaks for the swales on the east and west sides of the subject lot
allowed runoff flow to reach the sidewalks north of the subject lot and the alley / common drive southi of the
Subject lot. The residence to the west of the subject lot (Lot 43) was complete with landscaping in place,
and the residence to the east of the subject lot (Lot 41) was complete and graded at the time of our
investigation. Based on our observations, and the information available to this office, the slopes and
elevations as measured are in substantial conformance with the Grading and Drainage Plan completed by
Stewart and Associates, dated July, 1995. Please refer to the attached copies of the As -Built Grading
Elevations and Grading and Drainagel Plan for further information.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flows unless
the grades are changed or barriers are created such as fences, garden terracing, sidewalks and/or any
landscaping which may change the established flow patterns by diverting or,slowing runoff flow. Backfill
adjacent to the residence may settle overtime and allow ponding to occur around the foundation walls. The
backfill adjacent to the residence must be monitored and maintained by the homeowner to ensure that
runoff will flow away from the foundation:
