Street) Fort Collins, Golorade. curing the i wesfi*on, we measured elevations at the Iot sides and corners, top
of foundation, lowest opening, and the drainage swales on the cast and war sides of the subject lot.
Our representative noted that ;,i � grade bres - t for the swales on the east and west sides of6e subject lot allowed
runoff flow to reach the side a north of the subiect lot and the cuch and gutter south of the subject lot. The
vicinity ofthe lowest opening . c :he nordwast portion of the subject residena was graded to allaw'a three by four
loot (3'x4) window well, :..ice, timbers, to bb placed there for basement egress, so the swale is actually
appeoximattly five- tenths of a iooxG.S') cast ofthe east property line. Furthermore, down spouts for this residence
were not placed is the vicinity Of ;he lowest opening at the vorfhwmt portion ofthe resident. n'rssiderrce to
the west of the $AuLl lot (Lot. 34) was complete and graded and the residence to the east (Lot 36) was complete
with landscaping in place at the time of our investigation. Based on our observations,, and the information available
to this otitoe, the.stopes as maw+c.cred act in substantial conformance with the Grading and brain ige Plan wmpitted
by Stewart and kimciates, dated July,1995. Please refer to the attached copies oftb' As -Built Ciraditrg Elevations

Furthermore, it is our opinion that the subject Ion. as gaoled, should not interfere with offsite flows -unless the grades
are changed or barriers are created such as fences. garden retracing. sidewalks and/or any landscaping which may
chaagre the established flow patiecns by diverting orslowinZ s-unoff flow Bac1411 adjaocart to the residence may
settle over time and aflow ponding to occuraround the foundafion walls. 7U beeidill adjamt to the residence must
he monitored snd maintained by the homeowner to ensure that runoffwill flow away from the foundation
