subject lot. The residence to the west of the subject lot (Lot 42) was complete and graded, and the
residence 16 the east of the subject lot. (Lot 40) was complete with landscaping in place at the time of ow
inveslig,400ri. 8aed un uur observations, and the inforniation available to this office, the slupes and
elevations as measured are in substantial conformance with the Grading; and Drainage Plan complc'tuloz
Stewart and Associates; dated July. 1995. Please refer to the attached copies of the As -Built Grading
L levetiuns and Grading and Drainage flan for further information.
Furthermore, it is our opinion that the su6l&t lot. as graded, should not interfere with offstte flows tltil:;•.
the grades arc changed or barriers are created such as fences, garden terracing, sidewalks and/or airy
.andscaping which.may change the established flow patterns by diverting or slowing runoff flow. Fhcki i i
adjacent to the residence may settle overtime and allow ponding to occur around the foundation wal l s;
becktill adjacent to the residence must be monitored and maintained by the homeowner to cnstn-e• th:jt
runoff will flow away from the foundation.
If you have any qucr-tions, please feel free to call.
