RE: Overlot Grading for Lot 40, Red Fox Meadows, (1509 Haymarket Drive) Fort Collin.
Colorado
Gentlemen:
We have measured the relative elevations at the above referenced address. During the investigation,
we measured elevations at the lot sides and corners, top of foundation, lowest opening, and at various
locations around the subject lot
Our representative noted that the swales on the east and west sides of the subject lot allowed runoff
flow to reach the sidewalk along the north line. The residences to the east and west of the subject
lot (Lots 39 and 41) were under construction at the time of our investigation. Based on our
observations. and the information available to'this office, the slopes and elevations as measured arc
in substantial conformance with the FFI A grading plan completed by Stewart & Associates for
I,agunitas, dated 7/95.
Furthermore, it is our opinion that the subject lot, as graded, should not interfere with offsite flowsz,
nor cause runoff to flow into another residence unless the grades are changed or barriers are created
uc11 as fences, garden terracing, sidewalks and/or any landscaping which may change the established
flow patterns by diverting or slowing runoff flow:. Backfill adjacent to the residence may settle o,.-e •
time and allow ponding to occur around the foundation walls. The backfill adjacent to the residence
must be monitored and maintained by the homeowner to ensure that runoff %ill flow away from the
foundation.
