RE: Uve►.r vot Grading fur Lot 63. Red Fox Meadows (W 4 naemian Plaec) Fort Collins.
Coloradrl.
Gentlemen'
Wehave measured the relative elevations at the above referenced adrlrecs. Dining the
investigation., we measured elevations at the lot sides and corners, top of foundation, lowest
opening, and the dtainagc Swale on the north side of the subject lot.
Our representative notes that thc. grade break for the swa.le an the north side of the subject hot
allowed runoff flow to leach the sidewalk west of the subject lot and the private drive.located
east of the subject lot.. The residence to the north ofthe subject lot (Lot 38) was complete and
the over lot grading appeared finished at the. time of our i nvestigaiion. Bascd on our
oIbservations, Ltd the information available to thts office, the slopes artd clevatioas as measured
are in substantial conformance with the Gashing and Drainagt Plan completed by Stewart and
Associalcs dated July, 1995. Please reter TO the attached copies of the As -Built Grading
l:levauui„ and Grading and Drainage Plan for further irrfurmation.
Furtlic snore, it is our opinion that the subject lot. as graded, should not interfere with of ire
iluws unless thc:grades are chastged Or barriers are created such as fences, garden terracing,
sidewalks andtor.any landscaping which may chauge'ttc established flow patterns by et+ve ling or
!i1owing nlnoff flow. Back.#ill adjacent to the residence may settle over time and allow ponding
to occur around the foundation walls.. The backiiil adjacent to the residence trust he monlTor.{
d maintained by the homeowner to ensure that runoffwill flow away from the foundation.
