Dear Glen:
We are submitting to you, for your review and approval, this summarized report of all
the previous drainage certifications for the Overlook at Woodridge, Third filing, First
Phase. Presented in this report are the items you requested during our informal
meeting on October 3, 1994.
This subdivision contains four separate swales, one of which will be certified at the
time of the second phase construction.

I. GENERAL LOCATION
A. Location
The Overlook at Woodridge Third Filing P.U.D. is bounded by Taft Hill
Road (County Road 19) on the west, open space (future filings) and
' Imperial Estates on the north, Harmony Road, Webber Junior High School
and Regency Park P.U.D. to the east and by the Overlook Second Filing
and Harmony Road on the south.
The site location can also be described as being situated in the
Southwest 1 /4 of Section 34, Township 7 North, Range 69 West of the
' 6th P.M., City of Fort Collins, County of Larimer, State of Colorado,
containing approximately 25.7 acres, more or less. A site location plan
is included in the appendix of this report.
II. SCHEDULE OF HAPPENINGS
' A. Revision of Plans
' On June 6, 1994, a RBD sent to the Stormwater Utility a revised grading
plan with. verified spot elevations. The reason for the revision was that
the client had wanted to raise the elevations of most of the property by
' approximately 1.0 feet. As it exists now, the Overlook at Woodridge,
Third Filing has been built according to this revised grading plan.
Therefore, any elevations verified by city personnel should be compared
to this same revised grading plan. Aside from the swale behind lots 3,
4, and 5 (for lack of a better name), all elevations picked up by RBD are
' being compared in this report to the revised grading plan. The swale
behind Lots 3, 4, and 5 had to be changed due to drainage concerns from
residents of the Overlook at Woodridge, Second Filing.
B. Certification of Regional Channel
Existing behind Lots 48 through 63 on the north side of the property,
shown on plans as Section A -A is a regional channel. On June 6, 1994,
RBD sent a letter to the Stormwater Utility verifying the flowline
elevations. of this channel. This channel has been considered certified as
built since the submittal of that letter.
C. Certification of Rear Lot Swales
Between the time of certification of the regional channel, and the present
date, a series of surveys and re -surveys ensued in order to achieve
certification of three rear lot swales located on the Overlook at
Woodridge, Third Filing, First Phase. As the grading exists currently, all
three of these swales have been graded according to their revised design.
Hereafter the swales will be referred to as such:
Swale 1: Behind Lots 3, 4, 5
Swale 2: Behind Lots 6 through 17
Swale 3: Behind Lots 70 through 74
Swale 4: Behind Lots 28 through 34
Swale 1 was constructed according to an agreed upon change to the
revised plans, which was submitted to Stormwater Utility on September
15, 1994, following some concerns of residents of the Second Filing.
The flowline elevations and cross -sections of this swale have been
recorded from the field and are included in this report. Swale 1 has been
constructed more or less according to the aforementioned revision. This
channel has now been completed The final desgin cannot be certified as
built until the proposed 2' sidewalk culvert on Meadowview Court is
installed, but a picture was included with this report to show that it is
being built at this time, and escrow money is being held by the city to
insure it's construction. An easement was dedicated in order to
accommodate the width of'this channel.
Swale 2 was constructed according to the revised grading plan submitted
to Stormwater Utility on June 6, 1994. Flowline elevations and cross -
sections were recorded from the field and are also included in this report.
On September 16, 1994, Mr. Mike Smilie sent a letter to the Stormwater
Utility addressing some concerns regarding the rear lot grading of lots 20,
21, and 22 of the third filing. Since that time, the changes mentioned
in that letter have been corrected and the grading is as the plans specify.
Also involved in the grading of Swale 2 is the small drainage easement
behind Lots 18 and 19. This swale has now been fully completed and
its grades are included in this report points KKK through PPP.
Swale 3 was constructed, more or less according to the revised grading
plan. Elevations, cross sections and pictures were recorded from the field
and are included in this report.
' Swale 4 will be constructed and certified, weather permitting within 60
days of the present date, that is, December 5, 1994, with Phase 2 of the
third filing. It will be built, according to the elevations shown on the
revised grading plan. The contractor has hereby agreed to this schedule.
In the meantime, building permits will be held on Lots 35 through 40 until
the construction of this swale. Regarding Lots 28 through 34, which
share swale 4 as well, certiricates of occupancy will be held on all these
homes, except for Lots 30 and 34, until Swale 4 has been certified.
