RE: Lot 119, Huntington Hills Second Filing (327 Brinn Court),

Gentlemen:
We have visually inspected the existing home at the above
referenced address. This inspection was performed on May 31, 1995.
The home consists of a split level, wood frame and brick veneer
structure constructed on a relatively steep slope to the south.
Inspection of the home indicates little damage to the foundation
system. Cracking of drywall has appeared around the stairs.
However, it is our understandingthat the stair walls were not
properly isolated.. Isolation of the stair system should correct
this problem. In addition, the basement slab appears to be capped
over the walk -out basement wall. To prevent future damage, we
recommend the slab be cut clear through approximately twelve (12)
inches out from the foundation at the walk -out area.
To correct poor drainage on the north side of the home, we
recommend construction of a concrete slab from the foundation to
the property line, full width of_the house. The slab should be
warped to provide drainage along the property line to the rear.
A twenty-four (24) inch wide by.. four (4) inch deep concrete pan
should extend from the slab along the north property line, then
approximately twenty (20) feet along the west property line. A
similar pan should extend east along the north property line to the
sidewalk. We recommend graveling the remainder of the yard north
of the drive and north of the back patio. North -facing downspouts
shall drain to the new pan.
Currently, the back patio has heaved, causing negative drainage.
This should be corrected by replacing the patio and releveling the
deck.
The downspout at the south front corner of the garage has been
placed underground, daylighting several feet from the property
line. This pipe should be solid, rigid pipe extending to the
property line at 1/8 inch per foot.

The garage door jambs are restraining the slab from moving
vertically. These jambs should be cut short 1-1/211.
This inspection consisted of visual observation only, made solely
to determine the structural integrity of the described building.
Neither the inspection nor the report is intended to cover
mechanical, electrical or architectural features of the building
inspected.
