Grading Certification for Lot 19 i\
Dear Mr. Barber,
This letter is in regards to Lot 19 at Rigden Farms Second Filing, and in particular, to
provide the City with a Grading certification for this particular building. The basis for our
evaluation is the survey information provided to Northern Engineering by RJL surveys,
dated November 17, 2003.
I have attached a copy of the elevations provided by RJL Surveys, as well as the
approved grading plan. The approved construction plans for the five units called for
stepped finished floor elevations ranging from 4922.16 to 4921.50; the actual finished
floor grade of all units is 4921.99,which is lower than the north-most unit's proposed
finished floor,but higher than the other four units on the approved plan. Other variations
from the approved grading plan include: surrounding spot elevations varying from 0.1' to
0.2' above the design grades; and north of the north-most unit, the rollover curb and
gutter is depressed to aid drainage away from the garage. There does appear to be
sufficient grade away from the buildings to encourage positive drainage,the lot grading
does essentially comply with the approved grading plan.
